4E Rutland Street, Picton

OPEN HOME: Sun, 11 Oct 2:45pm - 3:15pm

Picton has long held a certain magic over those who find their way to its shores. Cradled between the sounds and the sea, it is a place where the mountains meet the marina and everyday life carries a quiet, unhurried rhythm. This two-bedroom unit sits right at the heart of that world, a short stroll from the waterfront and local shopping, and positioned to make the most of everything this remarkable part of Marlborough has to offer. Whether you are searching for a considered downsizer, a coastal bolthole to escape to on weekends, or a savvy Airbnb investment in one of New Zealand's most visited towns, what you will find here is something genuinely hard to come by.

Inside, the home feels immediately light and liveable. The open-plan kitchen, dining and living area has been thoughtfully arranged to draw in the natural light and create a space that is as comfortable for a quiet evening in as it is for entertaining with a few friends or family. The kitchen has been updated and offers practical storage without sacrificing style, while the living area carries a warmth that is hard to manufacture. Both double bedrooms include built-in wardrobes, and the combined bathroom and laundry is fresh and functional, complete with shower, vanity and a separate toilet. A heat pump ensures year-round comfort, and double glazing on both the front and back doors means the home holds its warmth beautifully.

Step out through the front and you are met with a sun-soaked decking area that invites morning coffee, evening wine, and every bit of relaxation in between. The outlook of the mountains provides a dramatic backdrop with the marina sitting just beyond. The property demands almost nothing of you in terms of upkeep, which is precisely the point. Time here is better spent out on the water, walking the Queen Charlotte Track, or simply doing very little with great intention.

This is coastal living distilled to its most effortless form. Low maintenance in the best possible sense, high in character, and positioned in a town that never loses its appeal.
